Situation: Focus Management Group regularly provides portfolio consulting services to a leading nationwide $20 billion REIT, which sells interests to potential investors and develops deposit/investment relationships to create alternative funding sources.
Focus Scope: Focus Professionals have been engaged by both the REIT directly and also by portfolio borrowers of the REIT at the introduction of the REIT to provide a diverse range of review, turnaround and asset recovery support services.
Tasks Performed: Focus Management Group’s range of services directly for the REIT include due diligence assessments of potential and portfolio loans, turnaround and restructuring assessments and acting as interim managers and asset recovery leaders. For the REIT’s portfolio borrowers, Focus provides both financial and operational turnaround management and interim management leadership in both out-of-court and court-appointed situations. Our Professionals have prepared weekly cash flows with alternative scenarios for cash outflows to allow the lender and borrower to establish a workable future cash flow approach. We have also provided suggestions for reducing cash outflows to improve the financial and operational liquidity of the REIT.
Results: The REIT utilizes Focus Management Group to effectively develop plans to improve underwriting standards, better monitor interest coverage and adherence to credit standards, and lead restructuring initiatives for its portfolio investments.
